The housing stock in Boston

Boston is really a dozen housing markets. A Back Bay or South End brownstone is masonry party walls with wood joists pocketed into them. A Dorchester, Roslindale or Jamaica Plain triple-decker is balloon-framed with a stair tower doing more structural work than it looks like. West Roxbury and Hyde Park run to post-war colonials and capes on slab or shallow crawl. The three want completely different approaches to the same request.

What catches people out in Boston

  • Joists pocketed into masonry party walls. You cannot cut a pocket without a plan for how the load gets back to the wall, and the ends are often rotted where they sit.
  • Balloon framing in triple-deckers, which means stud bays run uninterrupted from sill to roof. Fire blocking is usually absent and gets added as part of any opening-up.
  • Knob-and-tube still live in attics and stud bays, and plaster-and-lath that keys into the studs, so demolition is dustier and slower than drywall.
  • Staging and parking. On a narrow street a dumpster needs a permit and a plan, and that is a scheduling item, not an afterthought.

Permits and review in Boston

Permits go through the Inspectional Services Department. Work inside a landmark district — Back Bay, Beacon Hill, the South End, Bay Village and others — also needs review by the relevant district commission before ISD will issue, and that review has its own calendar. Anything touching the exterior envelope in those districts is a design conversation before it is a building one. We confirm which body has jurisdiction before pricing, because the answer changes the schedule more than the work does.

Common questions

Boston questions, answered straight.

Can I open up the back of a triple-decker?

Usually, but the stair tower and the rear wall often carry more than owners expect, and in a three-family the fire separation between units is not optional. We size the beam, confirm the load path to the foundation, and keep the required rating intact.

Does my building need Landmarks review?

Only if it sits in a landmark or architectural conservation district. That is a question we answer from the address before anything is priced, because review time is usually longer than the work it governs.

How do you handle knob-and-tube found mid-job?

It gets priced as a written change order before we continue. We do not bury live knob-and-tube behind new finishes, and no insulation goes over it.

A site visit and a written proposal cost you nothing. If we are not the right builder for it, we will say so.
